Begin with the outside of your house, also called your curb appeal. Take a fresh look at the outside of your house from a street view. What do you notice first? What wonderful features seem waiting to be noticed?
Acknowledging this assists us in determining what plan of action we can use to invite buyers from the street and into your house. If your house isn't the best it can look on the outside with retouched paint and colorful greenery we'll need to address those as well. Could a buyer see themselves enjoying game night in your living area, reading a good book in your spa tub or hosting a dinner in your dining room? We want your Open House to pleasantly accept buyers and give them a sense of comfort. I'll help you accomplish this by recommending changes that enhance your home's features.
I'll tell you take away anything that gives the appearance of clutter. Surface areas like tables, desks and counters should be cleared off. Arts and crafts, souvenirs, family photos, and kids' works of art should get moved out of sight. We need to "de-personalize" the home so buyers can picture it as their new home.
Every area gets a once-over. Improvements that directly impact your dollars include easy-to-fix items like furniture pieces that should get rearranged, rooms that need new paint, carpet that needs to be replaced, fixtures that need polishing, and windows that need cleaning.
I'll make sure that your house has mass appeal and that it's welcoming, staying away from "loud" or "personalized" colors on the walls and furniture. And if none of your belongings are there, you can consider borrowing furniture. The goal is for your place to look ready to live in as opposed to deserted.

Setting the Stage
I'll tell you when it's time to show your house, because all of the improvements mesh together to set the stage for what buyers will expect after they choose to buy your house. Shadows are critical and we'll draw back curtains, and reduce shadows where needed to show off your property. We'll enhance the ambiance with enjoyable music to listen to while guests enjoy your home and make sure a pleasing fragrance flows room-to-room. We'll add cozy-looking blankets, and pillows on your chairs and bed. Buyers should feel like your place has the potential to be. |
